How I handle your information

Plain-language answers about what this website collects, why, and the choices you have.

This policy covers joshroyhomes.com, operated by Josh Roy, an Idaho licensed real estate agent with Josh Roy Realty, brokered by Grove Realty, 1655 W Fairview Ave, Ste 209, Boise, ID 83702. “I,” “me” and “my” refer to Josh Roy Realty.

Information you give me

When you fill out a form on this site (the contact form or the relocation guide request), I collect what you type in: typically your name, email address, and, if you choose to provide them, your phone number, moving timeline, and message. I don’t ask for financial details, Social Security numbers, or account passwords on this website.

Information collected automatically

Like most websites, this site uses cookies and similar technologies to understand how visitors use it and to measure advertising. These collect technical information such as pages viewed, buttons clicked, the website or ad that referred you, approximate location (city or region), browser and device type, and IP address.

  • Google Analytics helps me see which pages are useful and how visitors find the site.
  • Meta Pixel (Facebook and Instagram) tells me whether visitors who saw or clicked my ads visited the site or sent an inquiry, and may be used to show my ads to people who have visited this site. Meta may combine this with information it already has about you under Meta’s own privacy policy.

When a form is submitted, the site records that an inquiry happened and which page or campaign it came from. Your name, email, phone number, and message are not sent to Google or Meta.

How I use your information

  • To reply to your inquiry and provide the real estate services or information you asked for, such as the relocation guide.
  • To keep a record of our conversation in my client management system so I can follow up appropriately.
  • To understand which pages and ads are helpful, and improve them.
  • To comply with legal, licensing and brokerage recordkeeping requirements.

I will only contact you about what you reached out about. I won’t add you to a newsletter or recurring email list unless you ask to be added, and every marketing email includes an unsubscribe link.

Who your information is shared with

I do not sell your personal information, and I do not share it with third parties for their own marketing. I share it only with service providers that help me run this site and my business, and only as needed for that purpose:

  • FormSubmit, which delivers form submissions to my email inbox.
  • Netlify, which hosts this website.
  • Google (Analytics and email) and Meta (Pixel), as described above.
  • Zapier, which passes form submissions into my client management software.
  • Wise Agent, my client relationship management software.
  • Grove Realty, my supervising brokerage, as required for real estate transactions and compliance.

If we work together on a purchase or sale, I may share information with parties involved in that transaction (such as a lender, title company, or other agent) with your knowledge. I may also disclose information if required by law.

Your choices

  • Cookies: you can block or delete cookies in your browser settings. The site still works without them.
  • Google Analytics: you can opt out with Google’s browser add-on.
  • Facebook and Instagram ads: you can control ad personalization in your Meta ad preferences.
  • Your information: email josh@joshroyhomes.com to ask what I have on file, correct it, or have it deleted, and I’ll take care of it, except where I’m required to keep transaction records.
  • Calls and texts: if you gave me your phone number, reply STOP to any text or just tell me, and I’ll stop.

How long I keep it

I keep inquiry and client records for as long as they’re useful for our working relationship and as long as real estate recordkeeping rules require, then delete them.

Security

This site uses encrypted (HTTPS) connections, and I use reputable service providers to store information. No method of transmission or storage is perfectly secure, so please don’t send highly sensitive information through the website.

Children

This site is intended for adults. I don’t knowingly collect information from children under 13.

Changes to this policy

If I change how I handle information, I’ll update this page and the date at the top.
