If you're one of the people relocating for that opportunity, here's what you actually need to know about where to live, what it costs, and how far you'll be driving.
There's a clear tradeoff between commute and home price the closer you get to Micron's campus. These figures are for actual family homes — single-family houses only (no condos or townhomes), 3+ bedrooms, 2+ bathrooms, at least 1,500 sq ft — since that's what most relocating Micron families are actually shopping for. A note on Harris Ranch and Southeast Boise specifically: the 30-45 day average time-on-market figure you'll see quoted for this area is pulled up by slower-moving luxury inventory — homes over $1 million in nearby Warm Springs Mesa and North End routinely sit for months. Anything under $1 million and priced at or near market value is a different story: per Redfin's competitive-market data, "hot homes" in the Boise area are going pending in as little as 4-8 days at or above asking. If you find a well-priced family home near Micron in this range, expect to move fast and be prepared to make a decisive offer.
Off-peak drive times look easy on paper. Rush hour is a different story — Micron sits on Gowen Road/Federal Way off I-84 Exit 57, and the I-84 segment between Eagle Road and the I-184 interchange is the single busiest stretch of freeway in Idaho, carrying over 150,000 vehicles a day and projected to roughly double by 2035. Plan around the rush-hour number, not the off-peak one.

Distances and drive times are estimates based on typical routes (I-84, Eagle Road, Gowen Road) and publicly reported traffic volumes — not a live routing tool, and they don't account for shift-change timing, construction, or accidents. Micron's own site access is also a real constraint: the company's Boise campus currently has a single primary access road (Gowen Road/E. Columbia Road), a point local planners and developers have flagged as a bottleneck as the campus grows. An easy 10-minute commute off-peak is nice, but it can mean $50K-$100K+ more house for the same money in Meridian or Kuna — and even the "close" areas stretch out during rush hour given Micron's single main access road. I usually walk clients through the actual dollar tradeoff, including the rush-hour version of the drive, before they decide — it's rarely as simple as "closer is better."
It's a real factor, especially in Southeast Boise, where appreciation has outpaced much of the rest of the valley. It's one piece of a bigger picture that also includes overall population growth — not the whole story, but not nothing either.
