The short version: the house is where most LA movers save the most. Taxes usually help too, especially at higher incomes.
I moved to the Treasure Valley from Portland in 2025, so I know what it’s like to learn a new market from scratch. Los Angeles movers have one of the biggest price gaps to work with, and a few California tax rules that keep applying after you leave. This guide covers both.
Everything here is current as of October 2026 and sourced at the bottom of the page.

Taxes: what changes
YouUnlike a move from Washington, you’re trading one income tax for a lower one.rsquo;re trading one income tax for a lower, flat one. How much you save depends a lot on your income.
- Income tax: California’s rates run from 1% to 12.3%, plus another 1% on income over $1 million. Idaho is a flat 5.3%.
- State Disability Insurance: California withholds 1.3% of wages for SDI in 2026, with no wage cap. Idaho has no equivalent payroll deduction.
- Sales tax: 9.75% across most of LA County, versus 6% in the Treasure Valley. Idaho does tax groceries, but offers a grocery credit on your state return.
- Property tax: California’s statewide effective rate is 0.70%, Idaho’s is 0.50%, and Idaho’s homeowner’s exemption takes 50% of your home’s value (up to $125,000) off the taxable amount. One honest caveat: if you’ve owned your LA home a long time, Prop 13 may keep your current bill low. Your Idaho bill will be based on today’s value.
An illustration: two households
Here’s a simplified comparison of state income tax plus SDI, for a married couple filing jointly with the same taxable income in both states, all from wages.
| Per year | $120,000 taxable income | $250,000 taxable income |
|---|---|---|
| California income tax | $5,570 | $17,660 |
| California SDI (1.3%) | $1,560 | $3,250 |
| Idaho income tax (5.3%) | $6,360 | $13,250 |
| Approximate savings in Idaho | About $770 | About $7,660 |
At moderate incomes, the income tax change is small. Add the lower sales tax (about $1,125 a year on $30,000 of taxable purchases) and the savings grow, and at higher incomes they add up quickly.
Illustrative only. California tax uses the 2025 Schedule Y rates before credits; the two states calculate taxable income differently, and real results depend on your deductions and credits. Talk to a tax professional.
Stock options and equity pay: California taxes stock option income on a source basis, so options or equity earned while you worked in California can stay California-taxable even after you move.
California property: if you keep your LA home as a rental, California taxes the rent and any future gain on that property, no matter where you live. Ask a CPA to plan your move date, vesting and any sales together.
Home prices and what your equity buys
This is the biggest number in the whole move. In August 2026, LA County’s median existing single-family home sold for about $372,000 more than Ada County’s did in September.
| Median existing single-family sale price | Price |
|---|---|
| Orange County, CA August 2026 | $1,452,500 |
| Los Angeles County, CA August 2026 | $946,950 |
| Ventura County, CA August 2026 | $925,000 |
| Riverside County, CA August 2026 | $632,990 |
| Ada County, ID Boise, Meridian, Eagle, Kuna · September 2026 | $575,000 |
| San Bernardino County, CA August 2026 | $522,370 |
| Canyon County, ID Nampa, Caldwell · September 2026 | $443,523 |
On the payment side: buying at Ada County’s median instead of LA County’s, with 20% down at 7.5%, cuts principal and interest by about $2,081 a month, roughly $25,000 a year. Many LA sellers can also buy here with more cash left over, or with no mortgage at all.
Illustrative. Principal and interest only, on loans of $757,560 and $460,000; excludes taxes and insurance. Medians hide a lot, so I’m happy to pull current sales for the exact areas you’re weighing.
Selling your California home
A few California-specific costs and rules come up on the way out:
- Documentary transfer tax. LA County charges $1.10 per $1,000 of price, and the City of LA adds $4.50, for 0.56% total. On a $950,000 sale inside the city, that’s about $5,320. Rates vary by city.
- Measure ULA (the “mansion tax”). In the City of LA, sales above $5.4 million pay an extra 4% of the full price, and sales of $10.9 million or more pay 5.5% (thresholds as of July 1, 2026). A statewide repeal measure was pulled from the November 2026 ballot, so it remains in place.
- State withholding at closing. California generally withholds 3⅓% of the sale price at escrow, but sales of a qualifying principal residence are exempt. If you’ve rented the home out since moving, ask your escrow officer and CPA early.
- Normal selling costs, like negotiated commissions, prep and closing costs. My True Cost of Moving calculator estimates what you’d net.
On the Idaho side, there’s no transfer tax when you buy, and your federal home-sale exclusion ($250,000 single, $500,000 married filing jointly, if you qualify) doesn’t change with the move.
Where LA movers tend to look
The Treasure Valley runs east to west along I-84. Boise sits against the foothills on the east end; Meridian is in the middle; Nampa and Caldwell anchor the west. If you know what you like about where you live now, here’s a starting point.

| If you like… | Start by looking at |
|---|---|
| Walkable, older neighborhoods with character, like Silver Lake, Pasadena or Long Beach | Boise’s North End, East End and downtown |
| Newer master-planned suburbs, like Irvine, Valencia or the Inland Empire | Meridian, Eagle and Star |
| Hiking and open space out your door, like the Santa Monica Mountains or the San Gabriel foothills | East Boise, Harris Ranch and Barber Valley, or anywhere near the foothills |
| Space, land and room for toys, like the Antelope Valley | Kuna, Nampa and Caldwell |
| Working at Micron | Southeast Boise, close to the campus |
Off-peak drives into downtown Boise run about 20 to 25 minutes from Meridian or Eagle and 25 to 35 minutes from Nampa, Kuna, Star or Caldwell. Rush hour is longer, but nothing like the 405. See my commute cost map and the full Treasure Valley guide.
Work, commutes and weather
Jobs
The biggest employers include Micron (headquartered in Southeast Boise), St. Luke’s and Saint Alphonsus health systems, Boise State University and the State of Idaho. Albertsons, J.R. Simplot and Idaho Power are headquartered here too. The job market is a fraction of LA’s, especially in entertainment, so many movers keep a remote job. If that’s you, tell your employer early so payroll switches to Idaho withholding.
Commutes
Traffic exists, mostly on I-84 and Eagle Road at rush hour, but most commutes are measured in minutes, not podcasts.
Weather, honestly
This is the biggest adjustment for most LA movers. Boise gets about 11.5 inches of precipitation a year, a little less than downtown LA’s 14, but it comes with real seasons: hot, dry summers, cold winters with some snow, and occasional smoggy inversion days in the valley. Summer wildfire smoke happens here too.

What you trade the beach for: the Boise River, Lucky Peak, Bogus Basin ski area roughly 45 minutes from downtown, and mountain towns like McCall and Stanley a few hours away.
Your moving checklist
Idaho moves fast on paperwork. Once you live here, you have about 30 days for your license and car registration.
- Idaho driver’s license: apply within 30 days of living in Idaho.
- Vehicle registration: register your cars once Idaho has been your main residence for 30 continuous days. Some counties also require a VIN inspection.
- Homeowner’s exemption: if you buy a primary residence, apply with the county assessor. It takes up to $125,000 off your home’s taxable value.
- California taxes: plan on a part-year California return for your move year, and switch payroll withholding to Idaho.
- Equity pay and rentals: have a CPA review vesting dates, option exercises and any California property you keep.
- Utilities: Idaho Power for electricity and Intermountain Gas for natural gas. Water, sewer and trash vary by city.
- Irrigation water: many neighborhoods have separate pressurized irrigation for lawns. Ask who bills it and when it turns on.
- Voter registration: once you have your Idaho license or ID card, register with your county clerk.
Confirm current requirements with the Idaho Transportation Department, your county assessor and the California Franchise Tax Board before you move.
Questions LA movers ask
Is it cheaper to live in Boise than Los Angeles?
Yes, for most households. Overall prices in the Boise metro run about 13% below LA’s, rents about 38% lower, and Ada County’s median existing home costs hundreds of thousands less than LA County’s.
Will I pay less in state taxes in Idaho?
Usually. Idaho’s flat 5.3% income tax is below California’s rates at most middle and higher incomes, there’s no SDI payroll deduction, and sales tax is lower. At moderate incomes the income tax difference is small. California can still tax some stock compensation and any California property you keep.
How far is Boise from Los Angeles?
About 830 miles, roughly 13 to 15 hours by car through Nevada. Nonstop flights from Boise Airport make trips back much quicker.
What do LA transplants miss most?
Usually the beach, the food scene, mild winters and a bigger job market. What they gain is more space, easier commutes, four real seasons and a lot more house for the money.
Should I sell in LA first or buy in Boise first?
It depends on your equity, your financing and how much overlap you can handle. Many LA sellers have enough equity to buy here first or pay cash. Talk to a lender early, and I can coordinate timing with your LA agent.
